- Hilton has opened the 119-room LivSmart Studios by Hilton Pensacola I-10 North Davis Highway in Florida, its fourth property under its extended stay LivSmart Studios brand, according to a Monday news release.
- Designed for guests staying 10 nights or longer, the pet-friendly extended stay hotel includes apartment-style studios with fully equipped kitchens, complimentary breakfast, laundry facilities and electric vehicle charging stations, per the release.
- The opening of the Pensacola LivSmart Studios “reflects the brand’s continued momentum” as Hilton grows its extended stay footprint across the U.S. with “many more locations slated to open this year and beyond,” per the release. The hotel company previously said it planned to open some 90 LivSmart Studios in the coming years.

Owned by 3H Group and managed by LBA Hospitality, LivSmart Studios by Hilton Pensacola I-10 North Davis Highway is located near Pensacola International Airport, the University of West Florida, Naval Air Station Pensacola and major healthcare centers, per the release.
In a statement, LBA Hospitality President Beau Bentons said Pensacola’s “year-round demand from military, higher education, healthcare, business and leisure travelers makes this an excellent market for LivSmart Studios.”
Hilton opened its first LivSmart Studios hotel in Tullahoma, Tennessee, an 89-room property, in July 2025, roughly two years after the brand launched in 2023. Chattanooga-based 3H Group and LBA Hospitality plan to open a LivSmart Studios property in Huntsville, Alabama, later this year, according to Hilton.
Hilton also recently opened the 114-room LivSmart Studios by Hilton Salt Lake City West Valley City in Utah, according to a Hilton spokesperson.
Hotel players remain bullish on extended stay, lauded for providing durable returns to owners and for the category’s “diversified demand drivers.” The segment has also gained traction from the recent data center boom, which largely relies on a traveling workforce.
Earlier this year, G6 Hospitality launched a new extended stay brand, Studio 6 Plus.
Other hotel companies currently expanding their extended stay portfolio include My Place Hotels of America, which is developing hotels across the Midwest; Wyndham Hotels & Resorts, which is growing its Echo Suites brand; and Choice Hotels International, which in February opened three Everhome Suites hotels
