Dive Insight:
The Scenic Dreams prototype pairs design updates with restructured building footprints and streamlined back-of-house layouts, according to Choice.
The new model aims to enhance the guest experience as well as simplify construction, reduce ongoing operating expenses and support strong owner economics, as cost pressures continue to challenge hoteliers nationwide.
The prototype offers “a refreshed stay experience that feels intentional, modern, and grounded in wellbeing,” while also providing “a smart, efficient prototype that’s designed to perform for owners,” Mallory Enos, head of midscale brand strategy and management at Choice, said in the release.
According to Choice, the first hotels to have undergone renovations to the Scenic Dreams design are seeing a RevPAR premium of +1.71.
Sleep Inn hotels with the Scenic Dreams prototype have already opened in Ashland City, Tennessee, and Middletown, Pennsylvania, the hotel company announced Monday.
Two more hotels with the new design are expected to open this month in Henderson, Nevada, and Savannah, Tennessee — a milestone “signaling strong progress for the brand’s new-construction pipeline,” according to the release. There are more than 40 Scenic Dreams prototype hotels currently in the pipeline.
Across brands, Choice saw strong growth of its midscale pipeline in 2025, with global midscale franchise agreements awarded for the year increasing 14% compared to full-year 2024, according to the company’s most recent earnings report.
Choice last rolled out a new prototype for the Sleep Inn brand in 2023, which catered to wellness-focused travelers.
