- Developer Hawkins Way Capital has converted a Chicago hotel under the Series by Marriott collection brand as part of a strategic partnership with Marriott International, according to a Monday news release.
- Found Hotels, Chicago was designed to “reflect the vibrancy and energy of Chicago culture,” drawing from the city’s skyline, incorporating historic masonry influences and contemporary accents, per the release. The revamped property introduces a new branded coffee concept, Lost & Found, and it will also open new co-working space, meeting rooms and a gym this summer.
- The Chicago conversion “builds on the momentum of Marriott International’s latest collection platform” and advances its partnership with Hawkins Way, per the release. The developer has additional brand properties in the pipeline across major U.S. markets.

Found Hotels, Chicago represents the fourth hotel Hawkins Way has converted under Series by Marriott, joining other Found Hotels in Miami, as well as Santa Barbara and Santa Monica, California. The conversions came after Hawkins Way entered into a partnership with Marriott last September to help expand the Series by Marriott brand, which launched in May 2025.
Beverly Hills, California-based Hawkins Way plans to open additional Found Hotels under Series by Marriott in San Francisco and San Diego, California, according to the release. Los Angeles-based FCL Management is overseeing all of the properties under the partnership.
Series by Marriott is a collection brand focused on bringing “strong, regionally relevant brands and hotels into the Marriott portfolio,” the company said upon the brand’s launch. Hotels that join the collection also join Marriott Bonvoy, gaining access to Marriott’s global infrastructure and loyalty ecosystem.
With the Found Hotels brand being “built on a philosophy of flexibility, experience-driven design, and a hyper-local approach,” its principals “closely align with the vision of Series by Marriott,” according to Hawkins Way, which has been developing Found Hotels since 2016.
The expansion of Series by Marriott comes as Marriott focuses on scaling its collection brands to capitalize on significant growth opportunities around conversions, Bobby Molinary, the company’s chief development officer for select brands, shared with Hotel Dive earlier this year.
Marriott is also growing its nature-focused Outdoor Collection brand, which debuted in October.
