Dive Brief:
- Marriott International is set to open its first branded apartment rental property at the previously announced W Cleveland, Marriott spokesperson Maggie McNerney confirmed to Hotel Dive.
- As part of Marriott’s W Hotels brand, W Cleveland is slated to offer around 200 hotel rooms as well as 227 branded apartment units that will be available to rent, per Marriott. The property will also feature amenities available to both hotel guests and tenants.
- This concept is different from other W Hotels properties, which offer hotel rooms alongside for-sale condo units. Marriott has been strategically expanding its branded residences portfolio in recent years, but this move marks uncharted territory for the company.
Dive Insight:
W Apartments Cleveland are scheduled to open in 2027, according to Marriott. The leases will include 24-hour concierge service, a doorman, a bellman and W Hotels exclusive residential programming and events. Marriott did not disclose the length of the lease agreements.
Renters will share the hotel’s amenities, including a spa and fitness center; a rooftop bar and specialty restaurant; and a ballroom. Renters will also have access to elevated Marriott Bonvoy status through Marriott’s owner recognition platform, ONVIA, per the company.
When the project was first announced in early 2025, it was slated to include a residential component that appeared similar to other W Hotels developments. Brown Gibbons Lang & Co., which secured financing for the project, previously announced that the $218 million property would anchor a mixed-use redevelopment of Cleveland’s historic Erieview Tower and Galleria.
In addition to being Marriott’s first branded apartment rental property, W Cleveland represents the first W Hotels property in Ohio. Following a multiyear brand evolution, W Hotels recently expanded to Las Vegas and Hollywood, California. The brand also debuted renovated properties in New York City and Hoboken, New Jersey, last fall.
Outside of its branded residential properties, Marriott also offers apartment-style accommodations for hotel guests. Hilton has also recently expanded in the apartment-style accommodations space with its newly launched Apartment Collection by Hilton brand.
