Despite rising construction costs and macroeconomic uncertainty, several highly anticipated hospitality properties have opened so far this year.
Hotel companies are continuing to bet on markets with strong momentum. In New York City, IHG Hotels & Resorts opened the luxury Kimpton Era Midtown New York; while in Chicago, IHG debuted the first Ruby Hotels property in the U.S. Meanwhile in Miami, Ennismore opened Delano Miami Beach in June after six years of renovations, featuring two new restaurants and a refreshed spa experience.
Glamping concept AutoCamp Asheville also opened earlier this year in North Carolina and joined Hilton’s reservation system, while Dolly Parton’s SongTeller Hotel in Nashville, Tennessee, is opening this week, featuring a museum dedicated to the country music star’s life and legacy.
The year isn’t over yet, and more openings are still to come. Developers are slated to deliver unique concepts that cater to travelers’ growing preferences for culturally immersive experiences and wellness-inspired stays.
Hale Hokuala Kauai, Curio Collection by Hilton
Kauai, Hawaii — September 2026

Hilton is opening its 210-room Hale Hokuala Kauai, Curio Collection, hotel on Hawaii’s Kauai Island this month, marking the first Curio Collection property in the state, according to the company. The new-build lifestyle property is expected to feature two restaurants, including Figueira, with Portuguese-Hawaiian inspired fare; an outdoor pool and pool bar; a fitness center; tennis and pickleball courts; and 14,000 square feet of indoor and outdoor event space. The property will draw inspiration from traditional Hawaiian bungalows and offer guests immersive cultural experiences, per Hilton.
Canyon Ranch Austin
Spicewood, Texas — October 2026

Wellness-centered Canyon Ranch Austin is slated to feature the largest spa in Texas, spanning 40,000 square feet. Situated across 600 acres in Texas Hill Country, the waterfront property will overlook Lake Travis and feature a wellness resort, health and performance facilities and outdoor programming.
In addition to its 141 rooms, the resort will also feature The Ranch Home Collection, a community with 134 home sites, where new homes are now under construction. Residents will have access to the resort and its wellness program, which includes offerings in preventive medicine, metabolic health as well as mental and spiritual wellbeing.
Hotel Indigo Raleigh
Raleigh, North Carolina — Fall 2026

Reflecting Raleigh, North Carolina’s distinct creative energy, rich history and rapidly evolving culinary scene, this 204-key boutique hotel will debut at the city’s historic circular tower building. The landmark property will undergo a restoration, introducing revamped interiors, modern amenities and sweeping skyline views while maintaining the building’s distinctive drum-shaped exterior. The hotel will be home to High Ground, a cocktail lounge and event venue for visitors and locals alike on the 19th floor.
Aiden Denver
Denver, Colorado — Fall 2026

BWH Hotels is slated to open Aiden Denver this fall as part of a broader expansion of the design-driven boutique hotel brand. The property, inspired by Denver’s River North Art District, aims to immerse guests in the surrounding neighborhood’s dynamic arts communities. The hotel will showcase commissioned artwork throughout and will also be home to a rooftop dining concept with skyline views.
Sugar House Hotel, Winooski, Tribute Portfolio
Winooski, Vermont — Fall 2026

Marriott International’s Sugar House Hotel, Winooski, Tribute Portfolio, will debut as “a distinctly Vermont take on modern travel,” where nature, culture and community converge, according to the company. The hotel will feature a maple creamery station at the front desk as well as a 20-foot maple tree spiraling through the heart of the lobby staircase.
Situated along the Winooski River near Burlington, the property will have a 180-foot wooden pier bridge that stretches across wetlands and connects to a 180-acre nature preserve where guests have access to fly fishing, birding and leaf peaking in the fall. Meanwhile, the hotel will have a rooftop restaurant and bar, and offer dog-friendly amenities such as an on-site dog wash. Sugar House Hotel is expected to be the first all-electric, net-zero, LEED Platinum property in Marriott’s Tribute Collection portfolio.
Signia by Hilton Indianapolis
Indianapolis, Indiana — December 2026

Signia by Hilton Indianapolis is slated to be the tallest tower in the city, while representing the “approachable luxury” brand’s first property in the Midwest and the state of Indiana. The hotel will feature 800 rooms, including 70 suites, with a design that is a nod to Indianapolis’ car and auto racing culture.
Additionally, the new-build will feature seven chef-driven dining and bar concepts, including a lobby bar, a curated market cafe and rooftop dining. It will also have a rooftop pool, premium wellness and fitness center and 100,000 square feet of flexible meetings space. It will be the first Signia property to launch Signia Restore, bringing advanced fitness and restorative technologies to guests, such as red light therapy, sensory showers and a cold therapy room.
Sabal House Savannah
Savannah, Georgia — December 2026

Sabal House Savannah is an upcoming 64-room luxury boutique hotel that will blend the past with the present. A transformation of the historic Presidents’ Quarters Inn, the property features a new architectural wing with a design that incorporates mass timber, cast stone and brick masonry. In early 2027, Oak Steakhouse, a restaurant concept from Indigo Road Hospitality Group, is expected to open at the hotel, featuring a curated wine program.
Sabal House aims to be a festive holiday retreat and will offer a curated collection of guest experiences, including spa amenities, picnic baskets and guided tours to discover the area’s cultural gems.
Hyatt Regency San Diego Mission Valley
San Diego, California — Late 2026

Upon opening later this year, Hyatt Regency San Diego Mission Valley will blend sophisticated comfort with a central location in one of San Diego’s most connected neighborhoods, according to Hyatt. The 260-key hotel will feature spacious rooms and suites designed for relaxation. It will also offer amenities such as a heated outdoor pool and more than 10,000 square feet of flexible meetings space, along with an on-site restaurant, CRU Bistro.
