A 1,300-room hotel in the heart of Midtown Manhattan is set to reopen this May after significant renovations, according to a Wednesday news release.
Located on the bustling corner of Eighth Avenue and 45th Street, Row NYC is “[reclaiming] its role as one of Midtown's most accessible and scalable stays” following a multiyear closure, per the release.
Prior to its revamp, the property was the first and largest hotel in the city to convert into a hotel housing migrants in October 2022, with a lease set to expire in April 2026, according to The New York Times. The renovated Row NYC aims to serve first-time visitors, families, Broadway spectators, group travel and tourists when it reopens this spring, the release said.
The hotel’s Times Square location is within walking distance from Broadway theaters, transportation hubs and other tourist attractions. It will include a reimagined lobby space with tiered seating, work areas and a “variety of zones designed for meeting, working or unwinding.”
Row NYC will also feature a 90-seat all-day cafe called Percy All Day, named after renowned photographer Percy Claude Byron, who was known for capturing everyday life in the city. It will serve caffeinated beverages in the morning, cocktails in the evenings along with “shareable small bites” throughout the day, according to the hotel’s website.
Percy All Day is meant to serve as “a dynamic gathering space that reflects the pace and energy of New York: adaptable, social, and constantly evolving,” according to the release. This comes as hotels are looking to enhance their guest dining experience to attract more customers, per JLL’s 2025 Hotel Restaurant Report.
Redesigned guest rooms at Row NYC will have a “more serene, considered approach, featuring clean-lined furnishings, custom millwork, softened color palettes” and offer sweeping views of the Hudson River and city skyline. The property will also include a fitness center.
The Row NYC property also has a unique history — it was once called Milford Plaza before undergoing about $155 million in renovations and rebranding in 2014, according to Commercial Observer.
The reopening comes as other hotels open in the Times Square neighborhood, including IHG’s latest 419-room voco hotel located at Seventh Avenue and West 48th Street.
