Dive Brief:
- Outdoor-centric hospitality brand Outbound Hotels is opening the 182-room Outbound Park City in the Utah ski destination in 2027, according to a release obtained by Hotel Dive.
- The redesigned property will offer renovated guest rooms with built-in storage and gear-ready layouts, per the release. Features of the reimagined property will include an interior retreat area with a new pool and hot tub, as well as a social après courtyard with communal seating, fire pits, outdoor games and space for live music and small events.
- This opening will be the fourth collaboration between Outbound’s parent company, Waterton, and asset management firm Barings. The announcement coincides with an expanded investment partnership between the two companies that “reinforces their shared commitment to experiential, design-forward hospitality rooted in nature and community,” per the release.

Waterton launched its outdoor-centric Outbound Hotels brand in 2023 amid an increased interest from the hospitality industry in connecting to travelers who want to feel closer to nature.
Previous Waterton-Barings projects include The Virginian Lodge in Jackson Hole, Wyoming; Outbound Stowe, in Vermont; Outbound Sedona, in Arizona, which will open for transient guests on May 1 and for groups on June 1; and Outbound Yosemite, in Oakhurst, California, which will open for transient guests on June 1 and for groups on July 1.
Bookings for Outbound Sedona and Outbound Yosemite are available now, and these openings are supported by Outbound’s exclusive operating partnership with CoralTree Hospitality, which provides operational scale, systems and regional sales infrastructure across the company’s portfolio, per the release.
The Gettys Group will spearhead Outbound Park City’s design, which will be inspired by the area’s Wasatch Mountains and feature a blend of Nordic and mountain culture influences. A reimagined layout will center on two courtyards, and the property will also include more than 11,000 square feet of meeting and prefunction areas across the 4.5-acre site.
Food and beverage concepts will include a diner, a speakeasy-inspired bar and areas for après ski and warm-weather gatherings.
“With Barings’ continued partnership, we’re able to thoughtfully grow the Outbound portfolio while staying true to what defines the brand: outdoor adventure at your doorstep, intentional design, a strong sense of place, and spaces that make it easy for people to connect,” Matthew Mering, EVP of hospitality at Waterton and co-founder of Outbound Hotels, said in the release.
Waterton’s portfolio included approximately $9.5 billion in real estate assets as of June 2025, per the release, and more hospitality openings and destination-driven concepts are on the horizon.
Stuart Turner, managing director, hotel group, U.S. real estate, at Barings, added that the Outbound Park City property reflects a shared desire between Barings and Waterton to build a curated portfolio of outdoor destination properties.
“We look forward to working toward the opening of Outbound Park City in 2027 and continuing to grow our partnership in the future,” Turner said in the release.
Barings is a subsidiary of MassMutual and managed more than $470 billion in global assets as of September 2025.
