Dive Brief:
- Choice Hotels International debuted a redesigned prototype for its Everhome Suites midscale extended stay brand, marking the next phase of Everhome’s expansion, the company detailed in a Wednesday release.
- Created with feedback from developers, operators, general contractors, architects and suppliers, the new prototype aims to offer a lower cost to build, improved operational efficiency and an elevated guest experience, according to Choice.
- The new prototype was designed in response to “evolving market conditions, rising construction costs and shifting guest expectations,” Choice said. Amid broader market challenges, Choice is focused on growth in extended stay, which is considered a segment with stable demand and predictable returns, development executives have said.
Dive Insight:
The new Everhome prototype features an increased suite count of approximately 120 keys, which will “enhance overall project economics while maintaining the brand’s midscale positioning,” according to Choice. Meanwhile, reconfigured layouts and material efficiencies will reduce the average development costs per room by roughly 13% compared to the previous brand standard prototype, which debuted in May 2024.
Design enhancements will “support streamlined operations and lean staffing models, helping owners manage expenses,” according to Choice. Increasing labor costs are a top concern for hotel owners in 2026, industry professionals previously told Hotel Dive. Industrywide, rising financial pressures stalled hotel development projects last year.
This new prototype represents “a smarter, more efficient approach to hotel development” that will help owners “build with greater confidence,” Choice said. The prototype was developed in collaboration with Kansas-based BRR Architecture, the architect of record for Choice’s extended stay brands.
The extended stay segment, in particular, “remains a strong interest for owners, who want brands that can help them navigate evolving market cycles with confidence,” Ron Burgett, senior vice president of extended stay development at Choice Hotels, said in the release.
Earlier this year, Choice Hotels Chief Development Officer David Pepper told Hotel Dive that “extended stay remains one of the most compelling investment opportunities in hospitality.” The company opened 66 extended stay hotels domestically in 2025.
The Everhome Suites brand, specifically, has 27 hotels open and roughly 40 more in the pipeline, with recent openings in Texas, Kentucky and New Jersey. The first hotels with the new prototype are slated to break ground in the coming months, per Choice.
